Job Title: Consultant for Planning and Development of Mixed-Use Commercial and Residential Projects Job Objective: To prepare the best investment and architectural concept for the land, achieving the highest space efficiency and best investment return, while adhering to the Saudi Building Code and regulatory requirements. Key Tasks: Study the land deed, regulatory requirements, and the Saudi Building Code. Analyze the Highest & Best Use of the land. Prepare several real estate development alternatives and compare them financially and operationally. Determine optimal ratios for commercial, residential, and service spaces. Plan parking, entrances, exits, and internal circulation. Maximize leasable areas and minimize wasted spaces. Prepare Concept Designs. Review Civil Defense requirements and licensing feasibility. Submit a study including built-up areas, projected leasable areas, and initial investment return. Required Qualifications: Experience in Riyadh projects. Advanced knowledge of the Saudi Building Code (SBC) and municipal regulations in Riyadh. Experience in developing commercial complexes and mixed-use commercial residential buildings. Ability to prepare feasibility studies and real estate development. Proficiency in AutoCAD and Revit.
